Building permits here come from the city's Building & Permits office, and the city says they're generally needed when you add a new structure or physically change an existing one, so a new wall or a rebuilt chimney can call for one. If your job needs a permit, we handle the application and meet the inspector, and since the city requires inspections once a permit is issued, those visits set part of the schedule. If your house might be historic, I'll ask you to check with the city before we put anything on the calendar. Before you hire anyone, check two things, a current California contractor license and a Carlsbad business license, and the questions below cover both.
What moves the price is mostly the size of the job, how much old mortar or broken brick has to come out, how hard it is to match what's already there, and how far we have to carry block and stone into a sloped backyard. The schedule depends on whether a permit is involved and on the city's construction hours, and I'll walk the job with you and put the estimate in writing. We do the same kind of work just up the coast in Oceanside, so the coastal wear we see in Carlsbad is familiar ground for us.
